3SL’s solution disrupts cross-border sales of off-plan luxury residential real estate by bringing the show unit experience to buyers’ living rooms anywhere on the planet. This unlocks two key advantages: (1) a vastly increased target audience for off-plan sales, and (2) earlier full-scale launch of off-plan sales. This enables developers to move more quickly, and enables buyers to connect with the right properties early while getting the best price.
2. How do 3SL’s virtual show units work?
Virtual show units empower realtors and sales agents to bring the show unit experience to buyers anytime, anywhere. A guided tour model allows them to create a frictionless and effortless experience for the buyer (typically seated and controller-free) whose only task is to behold and feel an ultra-realistic experience of the property they’re considering. These can be delivered in legacy settings like sales galleries, show units, pop-ups, expos and private events, or in a new class of sales experiences in the buyers’ own living room, delivered by realtors in the field.
3. How is the VR hardware provided?
Housed in a custom-fitted briefcase, our Envoy kit includes lightweight, mobile VR headsets and tour guide devices that work offline—no internet connection required—making them suitable for any setting. Podium and pop-up lounge configurations are ideal for stationary sales galleries and event environments. 3SL’s solution is delivered exclusively through company-provided hardware, and not using any devices that agents or buyers may separately have access to.
4. Who is the customer for 3SL’s solution?
Our customer is typically the developer, who agrees to make the solution available to in-house and partner brokers and agents. Brokers and agents may, however, play an important role in persuading developers to adopt 3SL’s technology, and we offer them incentives to support these efforts. 5. What are the core buyer experience benefits 3SL offers compared with other VR walkthroughs or tours?

6. Why use VR rather than flat screen-based solutions?
Virtual reality uses a stereoscopic display to present different images to each eye, allowing buyers to perceive the physical scale of spaces, as well as sense properties of surfaces and materials, in a way that monoscopic flat screens do not. VR headsets provide the only medium to convey the feel of a space before it is built. This experience can play a pivotal role in giving buyers the confidence they need to make a purchase decision.
7. Are there any target markets or housing types which 3SL plans to especially address?
3SL’s off-plan sales solution is best suited for properties with an aggregate sale value of at least 35M USD - typically the case for luxury towers, branded residences, and townhome or villa developments. This threshold guarantees that the technology’s return on investment is an absolute slam dunk.
8. Does 3SL content include video and graphics only, or audio as well
Custom in-world spatial audio effects and original music are a cornerstone of 3SL’s projects.
9. What are the components of the solution and how is it priced?
3SL’s virtual show unit solution is priced based on two components: (1) 3D modeling and immersive design (including story, sound, and animation), and (2) sales support through virtual tour experience delivery, renders for inclusion in brochures, and video segments to drive social media campaigns.
The former is priced on a per-project basis, which depends on the number of square meters of units and amenities which are modeled, and the complexity of the surrounding area.
On the sales support side, monthly kit rentals are offered on a per-sales agent basis, including physical hardware, digital licensing (software and 3D content), and support.

3SL’s solution is currently available for select luxury developers worldwide.

11. What is the typical process for engaging with 3SL?
Step 1. Discovery and Project Plan. 3SL and the customer review currently-planned and potential buyer activations, so that the technology can support planned and additional sales settings. Sales galleries, show units, pop-ups, expos and private events.Any existing 3D models, render source files, and site documentation are provided to 3SL by architects and visualization studios.
Step 2. 3D Modeling and Immersive Design. 3SL provides the customer with a detailed tour proposal, which balances effort with impact as it showcases the most important and striking features of a home, and weaves a story around occupying the space. The experience is developed and delivered, with midpoint review to ensure customer satisfaction.
Step 3. Delivery and Deployment. Allocated hardware (briefcases and/or viewing stations) are delivered to the relevant people and locations. Prior to activating with buyers, property developer’s staff are trained on using the system, which is designed to be extremely simple and have very few failure modes. The initial deployment is remotely chaperoned by 3SL staff to ensure that any questions or issues can be addressed immediately.
12. Can 3SL’s ultra realistic visualization technology be applied to other use cases?
The potential for hyper realistic representations of real and imaginary environments is great across many application areas. Even so, given that the technology is younger and less refined than technologies like mobile phones, a great many variables in the content and service design need to be chosen and tuned properly in order to make a practical, cost-effective solution for a given use case.
3SL has taken on this task for luxury real estate sales. Adjacent applications related to architecture, engineering, and construction are the most likely to be able to directly leverage 3SL’s technology.
That being said, the focus of our proprietary graphics technology is to provide best-in-class VR experiences of all kinds for standalone, all-in-one, and offline (where applicable) deployment targets. We use a mix of 3DoF and 6DoF techniques, tailoring the approach to the needs of each scene and setting.
